The latest addition to the Boho Zone, Boho 8 is a £2.5m development of designed modular cantilevered buildings range from 1,000 to 3,000 sq ft and will be delivered by main contractor M-AR Off Site. The units will provide additional space for rapidly expanding companies in Boho 1 and Boho 5, as well as attracting new digital and creative businesses to the #TheDigitalCity vision. Our brief was to create a public realm that encourages outdoor working in a green and sensory calming setting, supporting health and well-being.

The Boho 8 buildings are positioned to create a series of covered and linked activity terraces to the west of the central pedestrian spine; these covered terraces create opportunities for outdoor workspaces, social gathering spaces and corporate events.

Inclusive access was a key design driver, creating a fully central pedestrian spine to connect Boho 1 with Boho X and future phases of the enterprise zone.

To mirror the covered terrace spaces on the opposite side of the pedestrian walkway, garden courtyards with paved terraces, lawns, richly planted borders and a variety of furniture nestled into the landscape.

All the outdoor zones will create a buzz at ground level and draw people together; utilising seasonal, colourful and sensory rich planting to create an attractive streetscape, encourage increased footfall and ‘dwell-time’ and serve to define principle routes and seating areas.
